The contract framework for paid SureLig property services.
1. About These Terms
These Terms apply when you use a paid SureLig property service through our website, an authorised service channel, or a signed/electronic Service Order. They should be read with the Service Order and the policies or declarations that apply to your selected service.
In these Terms, “SureLig” means SureLig Assurance Private Limited, and “Customer” means the person or entity taking the service.
2. Your Service Scope
Each case begins with a defined service scope. Your Service Order records the selected service, property/case details, fee, included work and any case-specific conditions.
- Work outside the selected scope is added only through an updated Service Order or other recorded acceptance.
- Property type, location, ownership structure, loan status, dispute history or newly discovered facts may change the checks or professional inputs required.
- Only work actually completed is recorded as completed in the case file or report.
3. Information You Provide
You must provide information and documents in your possession or control that are materially relevant to the selected service and respond to reasonable clarification requests.
- Do not submit information you know is false, altered, fabricated or misleading.
- Disclose relevant prior agreements, token/advance arrangements, loans/mortgages, notices, claims, co-owner/heir issues, possession issues and pending proceedings when requested and applicable.
- Tell SureLig if a material fact changes while the case is active.
- Preserve originals and electronic evidence where a dispute or suspected wrongdoing exists.
- If you act for another person or entity, provide the requested authority/capacity documents.
4. Review of Documents, Records & Evidence
SureLig reviews material included in the selected service using documents, records, lawful sources and professional inputs available for the case. Customer-supplied information, independently reviewed material, conflicting information and unavailable/pending information may be identified separately.
- Official/public databases may contain delays, historical gaps, data-entry differences or access limits.
- An unavailable record or absence of a search result is not treated as proof of the underlying legal fact.
- Where a certified copy, original, physical inspection or specialist review is needed, the case may remain open until that step is completed or the scope is formally closed.
5. Case Status

| AMBER | A clarification, document, condition or additional review remains open. |
| HOLD | Progress pauses while a material issue is checked or resolved. |
| STOP | The current workflow does not progress unless the identified issue is addressed and the case is reopened. |
A case status is a SureLig workflow finding based on completed scope and information available at that stage. It is not a court, government or statutory determination.
6. Professional & Authority Roles
SureLig manages the agreed property-service workflow and case coordination. Specialised professional or statutory work remains with the relevant qualified professional, authorised provider or competent authority.
- Legal opinion, legal strategy, legal drafting requiring professional judgment, advocacy and representation are performed by the engaged enrolled advocate.
- Valuation, engineering, architecture, tax, banking and other specialised functions are handled by the relevant qualified professional or authorised provider.
- Registration, mutation, revenue entries, approvals, police action, adjudication and court/tribunal decisions remain functions of the competent authority or forum.
- SureLig may organise documents, questions, appointments, status and communication needed to coordinate these functions within the selected service.
7. Transaction & Closing Services
Where transaction support is selected, SureLig may coordinate document readiness, professional review, registration-related steps, closing checkpoints, beneficiary details and other agreed actions.
- Property consideration remains a buyer-seller/lender transaction and is separate from SureLig's service fee.
- Any bank, lender, payment or escrow-type arrangement follows the actual provider structure and applicable instructions.
- A material HOLD or STOP may pause the SureLig-coordinated closing path.
- Changes to beneficiary details or other material closing instructions may require fresh verification.
- Registration acceptance, bank processing, lender release and authority processing follow the relevant institution's process.
8. Existing Property Problems, Fraud & Disputes
For an existing property problem, SureLig may organise facts, documents, communications, payments, chronology, disputed points and available evidence within the selected service.
- An allegation is recorded as an allegation unless supported or determined through the appropriate evidence or legal process.
- SureLig does not exercise police, court or statutory investigation powers.
- Where legal action, legal opinion or representation is required, the case is routed to the engaged advocate.
- SureLig may decline or separate work where a material conflict exists between opposing interests.
9. Customer Decisions & Instructions
You remain responsible for your commercial and property decisions. SureLig records material open points and the status of the selected workflow so that you can consider them with relevant professional input.
- If you choose to proceed outside an active HOLD/STOP or outside the recorded workflow, the decision and the point at which the SureLig-controlled process ended may be recorded.
- No dealer, referrer, employee or external person may change the written service scope or case status unless the change is authorised and recorded through SureLig.
10. Fees, Earned Work, Taxes & Third-Party Costs
The SureLig service fee and included work are stated in the Service Order or published package applicable to the booking. Where appropriate, the Service Order may allocate the fee across case setup, review stages, professional coordination, transaction/closing work or defined deliverables.
- Fees become earned to the extent the corresponding agreed work has actually been performed or a defined milestone/deliverable has been completed.
- Government fees, stamp/registration charges, advocate/professional fees, bank/provider charges and other third-party costs are separate unless expressly shown as included.
- Applicable taxes, credit notes and adjustments are handled according to law and the actual accounting/payment position.
- SureLig service payments must be made only through an authorised SureLig payment channel.
- Customer cancellation does not automatically reverse fees already earned for completed work. Any refundable unperformed balance is assessed under the Refund & Cancellation Policy.
- SureLig does not use an arbitrary “time-waste” penalty. Where time or work is charged, it must relate to documented work actually performed and the fee basis disclosed for the service.
11. Service Changes, Pause & Closure
SureLig may pause, change the required workflow or close a case for a material reason such as missing mandatory information, unresolved conflict, suspected fabricated material, unlawful instruction, abusive conduct, non-payment, professional conflict or another compliance/safety issue.
Where appropriate, completed work and pending items will be recorded at pause/closure. Customer cancellation remains subject to the Refund & Cancellation Policy; completed or earned work and lawful non-recoverable commitments remain chargeable, while any genuinely unperformed separable balance is assessed under that Policy.
12. Corrections & Service Concerns
If you believe a SureLig report, record or service contains a material error, use the published customer-support or grievance channel with the Case ID and supporting information. SureLig may review the underlying record and issue a correction, clarification, supplement or re-performance where appropriate. Historical versions may be retained for audit, dispute, legal or compliance purposes.
13. Responsibility for Loss
Responsibility is assessed according to the agreed scope, work actually performed, information available at the relevant time, customer disclosures, recorded source limitations, professional/third-party roles and the cause of the claimed loss.
- SureLig is responsible for the service work it expressly undertakes, subject to these Terms and applicable law.
- A party remains responsible for its own false information, fabricated material, unauthorised action or intentional concealment to the extent it causes or contributes to loss.
- An independent professional, bank, provider, authority or counterparty remains responsible for its own acts and functions under the applicable relationship and law.
- A properly identified and recorded source limitation is considered when assessing the service performed.
- Any case-specific monetary limitation, if adopted, will be stated transparently in the Service Order and applies only to the extent permitted by law.
14. Data, Confidentiality & Case Records
Personal, property and case information is handled under the Privacy Policy/Notice and case workflow. Access is limited according to role and service need. Relevant information may be shared with an advocate, professional, provider or authority where the service requires it and there is an appropriate lawful basis.
Routine SureLig workflows do not require passwords, OTPs or UPI PINs.
15. Electronic Acceptance & Records
Where the chosen process permits, Service Orders, declarations, acknowledgements and other records may be accepted electronically. SureLig may retain the relevant version, Case ID, date/time, acceptance record and audit information. Electronic execution does not replace stamping, registration, witnessing, attestation or another formality where law requires it.
16. Acceptable Use & Conduct
- Do not use SureLig to fabricate, backdate, conceal, impersonate, unlawfully access, manipulate or misuse a document, account, record or process.
- Do not use a SureLig report or brand to claim a government, court, bank or regulatory endorsement that has not actually been issued.
- Do not materially alter a SureLig report and present the altered version as the original.
- Threats, abuse or interference with independent professional judgment may result in case pause or closure.
17. Website, Reports & Intellectual Property
SureLig's brand, original templates, workflow materials, website content and internal methods remain subject to applicable intellectual-property rights. Customer case deliverables may be used for the relevant property, transaction, professional review or proceeding as reasonably required.
A report relates to the identified case, selected scope, information and cut-off date and should not be reused as a current report for another property, transaction or after a material factual change.
18. External Events & Dependencies
Government portal downtime, authority closure, bank/provider processing, court schedules, cyber incidents, natural events, strikes, regulatory changes or other external events may affect timelines. SureLig will record and communicate material effects on an active case and take reasonable operational steps available within its role.
19. Complaints & Resolution
Start a complaint through SureLig's published Grievance & Customer Support channel and quote your Case ID. Where suitable and mutually accepted, parties may use a lawful consensual process such as pre-litigation mediation. Nothing in these Terms removes access to a consumer forum, statutory authority, court or other forum available under applicable law.
20. Governing Law & Forums
These Terms are governed by the applicable laws of India. Any forum or jurisdiction provision is subject to mandatory consumer, statutory and court jurisdiction available under applicable law; these Terms do not remove a forum that law makes available.
21. Updates to These Terms
SureLig may update these Terms for future services when law, regulation, technology or the service model changes. Each published version carries an effective date/version. The version accepted for an active case remains part of that case record, subject to later change specifically accepted or required by applicable law.
22. General Terms
- If a provision cannot be applied in full under applicable law, remaining lawful provisions continue to operate to the extent possible.
- A written/electronic Service Order, these Terms, applicable policies/declarations and recorded case-specific amendments form the SureLig service contract.
- An oral statement by a dealer, referrer, employee or third party does not alter a material written term unless SureLig authorises and records the change.
- Headings are for readability and do not change the meaning of the Terms.
