Service & Professional Role Disclosure

Who performs each part of a SureLig property case.

1. Why This Page Exists

A property matter may involve SureLig, the customer, another transaction party, an advocate, a bank/lender, an authorised payment provider, a valuer/technical professional and one or more government authorities. This page explains who performs each part of the work.

2. SureLig's Role

SureLig provides the property-service workflow selected by the customer. Depending on the Service Order, this may include case setup, document collection/indexing, property and available-record review, tracking missing documents and inconsistencies, buyer/seller/owner information workflow, transaction/registration-related coordination, evidence/chronology organisation in an existing problem, case status tracking, professional handoff, customer updates and final case records.

The exact work is defined by the Service Order and case record.

3. Independent Advocate / Legal Professional

Where a matter requires legal opinion, legal strategy, professional legal drafting, advocacy or representation, that work is performed by the engaged enrolled advocate in the advocate's professional capacity.

  • The advocate applies independent professional judgment.
  • Advocate-client communications and case material are handled under the applicable professional relationship and law.
  • SureLig may organise the case bundle, questions, appointments, document exchange and status around the advocate's work.
  • An advocate's legal opinion or representation is identified as the advocate's professional work, not as a SureLig determination.
  • Conflicts may require separate representation or a different professional arrangement.

4. Bank, Lender & Payment Provider

A bank, lender or authorised payment provider performs its own banking, lending, account, payment and settlement functions under its process.

  • SureLig may coordinate documents, beneficiary information, lender requirements and transaction checkpoints included in scope.
  • Loan sanction, disbursement, account operation, security/original release and banking decisions remain with the bank/lender.
  • Customer funds follow the actual provider structure and instructions where a bank/payment arrangement is used.
  • SureLig's service fee is separate from property consideration and third-party/statutory charges.
  • SureLig does not receive or operate customer transaction funds in a regulated payment role unless a lawful structure required for that role has first been established.

5. Valuer, Engineer, Architect & Other Specialists

  • A valuer performs valuation work.
  • An engineer or technical professional performs technical assessment.
  • An architect/planning professional performs work in that professional field.
  • A chartered accountant or tax professional addresses specialised accounting/tax work where engaged.
  • Other licensed/qualified professionals perform the function assigned to their role.

SureLig may coordinate documents and track the professional output within the case.

6. Government & Statutory Authorities

Government and statutory functions remain with the competent authority, which may include the Sub-Registrar/registration department, revenue authority, municipal/local body, development authority, RERA authority, police, court, tribunal or another competent body.

A SureLig report does not replace an authority's official record, registration, mutation, approval, investigation, order or adjudication.

7. RERA-Related Activity

Real-estate-agent activity under the Real Estate (Regulation and Development) Act, 2016 is regulated. The current SureLig website does not offer property brokerage, sale-price negotiation or buyer-seller introduction for brokerage. If a future activity falls within a RERA registration requirement, it will be offered only under the required registration/status before being represented as such.

8. Property Owner, Buyer, Seller & Other Parties

People connected with the property remain responsible for information, documents, declarations, authority and instructions they provide. Statements are recorded as that party's information unless independently supported through the applicable review.

9. Dealer, Broker, Referrer or Introducer

A person who introduces a customer or property does not automatically have authority to change SureLig's Service Order, case status, report, fee terms or professional findings. Any separately regulated or contractual role remains distinct from SureLig's selected service.

10. Who Controls the Case Status?

SureLig records CLEAR, AMBER, HOLD or STOP within its own workflow according to completed scope and material open items. An external person cannot change that recorded status through informal instruction. A professional or authority may issue its own opinion, condition, decision or status, which is recorded separately and may affect the workflow.

12. Reports & Findings

A SureLig report identifies the case, selected scope, material reviewed, findings, open points and cut-off date. Independent professional opinions or specialist outputs remain identifiable by source/role. A later material fact, document, authority update or professional finding may require an update.

13. Conflicts & Independence

SureLig may pause, separate or decline work where opposing interests, confidential information or another material conflict makes the proposed role inappropriate. Independent professionals may apply their own conflict checks.

14. Before You Proceed

Check the Service Order to see which SureLig services and external professional/provider inputs apply. If any participant's role or fee is unclear, ask for the recorded arrangement before that step begins.
